Sales (SF YTD through November) are up across the board vs. last year, in Westport (27.8%), Weston (29.2%), Wilton (11.8%), Fairfield (15.1%), Norwalk (21.5%), Easton (12.5%).

Average Sales Price vs. last year is up in Westport (11.5%), Weston (6.4%), Wilton (13.1%), Fairfield (11%), Norwalk (5.8%), down in Easton (1%).

November YTD sales of 423 are running 27.8% ahead of last year’s year-to-date sales of 331. November Property sales were 23, down -28.1% from 32 in November of 2012 and -37.8% lower than the 37 sales last month. November 2013 sales were at a mid level compared to November of 2012 and 2011.

Average Sale Price: $1,550,892 increased by 11.5%

Weston

November YTD sales of 155 are running 29.2% ahead of last year’s year-to-date sales of 120. November Property sales were 10, down -28.6% from 14 in November of 2012 and 42.9% higher than the 7 sales last month. November 2013 sales were at a mid level compared to November of 2012 and 2011.

Average Sale Price: $861,289 increased by 6.4%

Wilton

November YTD sales of 236 are running 11.8% ahead of last year’s year-to-date sales of 211.November Property sales were 16, down -33.3% from 24 in November of 2012 and 33.3% higher than the 12 sales last month. November 2013 sales were at a mid level compared to November of 2012 and 2011.

Fairfield

November YTD sales of 663 are running 15.1% ahead of last year’s year-to-date sales of 576. November Property sales were 56, up 7.7% from 52 in November of 2012 and 36.6% higher than the 41 sales last month. November 2013 sales were at their highest level compared to November of 2012 and 2011.

Norwalk

November YTD sales of 571 are running 21.5% ahead of last year’s year-to-date sales of 470. November Property sales were 41, down -4.7% from 43 in November of 2012 and -14.6% lower than the 48 sales last month. November 2013 sales were at a mid level compared to November of 2012 and 2011.

Average Sale Price: $568,986 increased by 5.8%

Easton

November YTD sales of 81 are running 12.5% ahead of last year’s year-to-date sales of 72. November Property sales were 5, down -16.7% from 6 in November of 2012 and -44.4% lower than the 9 sales last month. November 2013 sales were at a mid level compared to November of 2012 and 2011.
